Step 1: Intro Call
(15-30 min) Our first discussion allows us to get an idea of the scope of your project, recommend the correct design package, answer any questions and schedule our initial Design Meeting.

Step 2: 3D Design Meeting
(2 hrs) We’ll meet via Zoom so we can share our screen while designing the initial concept. This collaborative session allows our clients to be involved and provide real-time feedback on the direction of their design.

Step 3: 3D Final Presentation
After our initial Design Meeting, we’ll spend more time perfecting the design, working out details or intricate patterns, and adding the final touches. After this meeting, there may be revisions requested.

Step 4: Builder Referrals
Once your design is complete, based on the specifics and level of difficulty, we’ll make tailored suggestions on which builders you should get quotes from - we’ll be confident our recommendations can execute on your plan.

3D Pictures & Video
Our scary-real software will make your dream backyard come to life, including landscaping, furniture, pool equipment location, and much more. We will also show realistic material finishes to make your selection process that much easier when you select your builder.

3D File
As you are working with potential builders, it will be important for them to have our 3D file so they can either modify it for their own blueprints or so that they can make small modifications based on specific yard elevations or any other consideration.

Detailed Plans
2D blueprints with measurements and annotations to provide important context for your builder to help them execute on the finest of details within our designs.

Materials List
Nailing the shape, layout, and sizing is only part of the equation. A great design can easily be ruined by terrible materials - we ensure that you’ll have all the specific information you need to pick the right materials with your builder.

Furniture Recommendations
From Ledge Loungers to all things Rove Concept, it’s important to complete the space with tasteful furniture that won’t detract from your personal paradise. We also love saving our clients time in any way we can.

Builder Referrals
After all of the planning is completed and your excitement levels are at their peak, it’s time to engage an actual builder to take our vision from 3D to reality. We make introductions based on each’s projects characteristics and the strengths of each pool builder.

Have a small project? Outdoor kitchen, landscape bed, lead walk to the front door or backyard? This is the perfect pricing option for you. Those projects as one-offs won’t take long enough to justify a whole design package. We will still provide all documents needed for whatever your design project is.

Need a killer design quick? This is the option for you, with our guaranteed 1-week turnaround. Our Express package also includes 1 revision. There is a 3 item maximum for this package due to the time constraint (Pool/Spa + Fire Pit + Patio Extension, for example). Additional items can be added at an hourly rate.

MDRN Signature
This is what most of our clients are looking for - a comprehensive design for their Pool/Spa, Patio, Outdoor Kitchen, Fire Pit, Landscaping, etc. Every single detail is accounted for and scrutinized. We will go through multiple revisions to ensure that everything is perfect and meets our client’s exacting standards.

We will ask you to send us some photos of the house, backyard, and front elevation. This allows us to see slopes, styles, color schemes, and window placements. We’ll also have you send us a copy of your legal survey which we can use to scale the property in our 3D modeling software. Additional information can be gained from Google Earth, real estate sites, other online resources.

We are purely focused on the design. We will assemble detailed plans and refer you to local builders in your area, but we don’t handle any of the actual construction.

Yes! We design anywhere in the US, currently, and will eventually expand to include international properties. We can handle everything via phone calls, emails, and Zoom meetings. However, if your project needs special attention, travel and site visits can be arranged.

All of our packages offer at least 1 revision, with the MDRN Signature including 3+. We listen carefully to your needs, examine all inspiration photos that you provide, work on the design collaboratively so that you can be involved in the process. Even if the initial design doesn’t hit the mark, revisions allow us to tweak and modify anything in the design to help it better fit your needs and style tastes.

Easy - we will work with you to accommodate their issue. We use the International Builder’s Code as a guiding principle for what can be done in most yards (there are rare exceptions and properties that fall outside of typical city codes) and this helps us avoid most potential city code/HOA violations.

If you would like to be surprised or don’t have specific requirements for locations of certain items, we can absolutely handle the entire design process without your involvement. We would still have an intro call to learn about your wish list but after that you can just relax until the final presentation where we will blow your mind with our creative design for your property.

Absolutely! Sometimes it can help to see the property in person, but most of the time it isn’t needed at all.
